Can you hold a property before I apply?
We’re unable to hold a property before an application is submitted. Once applications are complete, we review them and approve the first one that meets all of the rental criteria and pays a deposit. -
Do I need to pay first month’s rent and last month’s rent along with the security deposit?
Move-in costs vary by property. In most cases, tenants are required to pay the first month’s rent and a security deposit prior to move-in. Some homes may also require last month’s rent, depending on the lease terms. -
How old do I have to be to apply?
Applicants must be at least 18 years of age, or the legal age required to enter into a binding lease agreement. -
Is the security deposit refundable?
Yes. Security deposits are typically refundable provided the property is returned in good condition, normal wear and tear excepted, and all lease obligations are fulfilled. Deductions may apply for unpaid rent, damages, or necessary cleaning in accordance with state law. -
Who needs a co-signer?
A co-signer (guarantor) may be required if an applicant does not meet income, credit, or rental history qualifications. Co-signers must meet financial criteria and sign a lease agreement. -
How do I apply for a rental property?
Applications are submitted online through our secure rental application system. A completed application, non-refundable application fee, valid identification, and proof of income are required for processing. -
How do I pay rent?
Rent payments are typically made through the secure tenant portal, which allows for convenient online payments and automatic bank transfers. Additional payment options may be available depending on the property. -
What if I want to get a pet?
Before bringing a pet into the property, review your lease agreement and contact management for approval. Some properties allow pets with an additional deposit or monthly pet rent, while others may have restrictions. -
What happens if I want to move out but my roommate wants to stay?
Most lease agreements hold all tenants jointly responsible for the full lease term. If one tenant wishes to remain, they may need to qualify individually or find an approved replacement tenant, subject to management approval. -
My lease is ending and I plan to move out. What should I do?
Lease agreements typically require written notice prior to move-out. Please review your lease for the required notice period and submit your written notice by the specified deadline. -
Who is responsible for repairs and maintenance?
Routine maintenance and repairs are handled by management. However, tenants may be responsible for damages resulting from negligence or misuse. All maintenance requests should be submitted promptly through the tenant portal to ensure timely service.
